A few spots worth seeing

SoMa / Transbay

The easiest move. Furnished brick-and-timber penthouse with desks, meeting rooms, and no real buildout project.

South Beach / Caltrain

A bright, manageable office right by Caltrain. The garden atrium makes it feel much less corporate than the address suggests.

Central Waterfront / Dogpatch

The interesting piece here is the 2,500 SF third-floor industrial suite, not the giant ground-floor block. Small enough for an early hardtech team, with real building infrastructure behind it.

West SoMa

A real warehouse, not an office dressed up as one. The original skybridge is the weird, good part.

South Beach / Caltrain

Suite 408 is the useful option: 2,200 SF, already built out, and under $5,000 a month in base rent. Close to Caltrain without taking an oversized floor.

Central SoMa / South Park

The second floor is the startup-sized piece: 2,634 SF with the deck, kitchen, shower, and light, without underwriting the whole 6,895 SF building.

SoMa

The polished wildcard: an award-winning warehouse conversion that works as a founder HQ or private client-facing space.

South Park

Small, bright, and actually on South Park. Best fit for a team that wants character without taking on too much space.
